Finding the Right Home Inspector:
Searching
for the right Home Inspector can be a confusing and time
consuming task. New
inspectors seem to go
in and out of
business every day. Even
established companies change hands or hire new inspectors all
the time.
Therefore, the best place to start is with your Realtor. Your
Realtor is familiar with your market and most will provide you
with at least 3 referrals of qualified inspectors.
Next, call and talk to the actual inspector. Most inspectors
are busy on the jobsite during the day and return calls at night.
Since you will be relying on their skills, it is important
that you feel comfortable with your inspector.
But, regardless of an inspector's previous work history or education,
there is
no substitute for actual inspection experience. The table
below describes the most important
factor -
EXPERIENCE
Therefore,
always look for an inspector with at least 500 - 1000 inspections under
their belt.
Other important considerations:
- Check to see if they belong to a
national inspector trade group such as ASHI or NAHI.

An average sized house should take at least 2 - 3 hours to inspect.
- You
should always be encouraged to be present during the inspection.
- You
should receive a professional custom report with pictures and not just hand-written
notes.
